Tank and Bore vs Town Water

Hi, we are looking at purchasing a 5 acre property on the Mornington Peninsula Vic. The property does not have town water but operates on tank water and a bore. I have absolutely no experience with this and would like some help on what to consider before purchasing the property. TIA.

Hi Robyn,

Welcome to the small farm forum and thanks for the question.

Things to consider are:
- Average annual rainfall, most tank companies have a calculator that you can use to determine how much water can be caught off the roof, from there you can estimate your consumption and see if it is sufficient.

- What is the current tank storage capacity?

- How many people will be living in the house, if its only 2 people its likely that tank water will be sufficient.

- Is the bore water connected to the house or it it just used for stock water? If you run out of tank water is the bore water of suitable quality to be used for washing and toilets etc?
